A) Financing negative cash flow income properties. Our non-traditional approach combines a personal cash flow underwriting with the rental
income & expense analysis of traditional commercial property lenders.
This dynamic approach results in more loan dollars for your clients,
providing maximum leverage. This allows the borrower to use his/her
cash for improving the property and/or repositioning it to increase the
cash flow and the value of the asset.
B) Lending on all phases of Tenancy In Common conversions.
These leading edge products have garnered many headlines and accolades
for the bank. First-in-market with a trio of TIC loan programs throughout
the San Francisco Bay area, we finance the acquisition and conversion
costs for the Developer, and ultimately the fractional loans for the individual
buyers, which can be underwritten as both stated income and full-doc.
C) Highly competitive apartment and commercial property lending.
Our newest products include low, fixed rate loans for apartment buildings and
mixed-use properties. The DSCR requirements are as low a 1.05 : 1.00 for loans in California.
